Overall Floor Area: 565 Sq. Metres (6,079 Sq. Feet)
This property is a block of seven apartments with an outbuilding, listed as memorial protected.
Net Yield of 9.3%
The building was built in approx. in 1840.
Underneath is a cellar. The cellar exists of a barrel vault, and was built as a beer and wine store, a ramp used to roll in the full barrels of beer still exists. Currently the cellar is not used.
The present owner had plans to develop the cellar to a wine bar, to take advantage of the tourist trade passing by the property.
The house has been redeveloped after consultations with the office for conservation of monuments and historic buildings who approved all work.
The roof was re-done, new wooden windows were installed, the electric installation and sanitary installation was renewed completely. The layout of the apartments was changed to adapt to today's needs, also baths were installed.
There is a small amount of cosmetic work to be carried out on the grounds of the property. The way to the outbuilding must be still paved and the base plaster needs some touching up. One
would have to agree on the realisation of these works with the present owner.(To our estimation we are looking at costs of approx. €15.000 then you have here a large house in perfect condition.)
Location:
The Elbe river flows coming from the Czech border in the direction of Dresden and has formed with Elbe Sandstone Mountains (Elbsandsteingebirge) this wonderful valley.
The name Saxon Switzerland is well known in Germany. It is a region which is famous for the climbing rocks, numerous vantage points and places of interest.
Footpaths and cycle tracks through the mountains or along the Elbe invite visitors to the area to explore the scenery.
The region is very popular with tourists. During the summer months it can be impossible to find somewhere to stay overnight.
Koenigstein is called the capital of the Saxon Switzerland.
The name Koenigstein comes from a huge, famos fortress wich lies above the village on a rock with the same name.
The village has approx. 3000 inhabitants. The house is on the western local edge of Koenigstein directly below the fortress mountain.
Along the property the main footpath goes up to the fortress, hence plans for a wine bar which is very much a possibility to increase income from this very well located property.
There is also potential to build another house on the large site to the side of this house subject to planning permission.
The distance is 26 km as the crow flies to Dresden city center.
